Dubai has officially launched the 'Own Your First Home' initiative—an ambitious programme that aims to support UAE residents in taking their first step toward property ownership. Backed by the Dubai Land Department (DLD) and the Department of Economy and Tourism, this scheme is designed to make homeownership more accessible, affordable, and streamlined for both Emiratis and expatriates.

What Is the 'Own Your First Home' Programme?

The initiative targets UAE residents who have never owned a property in Dubai. It offers access to new real estate launches, special pricing, and mortgage options in collaboration with 13 leading developers and five major banks. The programme is part of Dubai's D33 economic agenda, which focuses on increasing the quality of life and financial inclusion across the emirate. Key features include access to premium projects where participants gain early or exclusive access to some of Dubai's most sought-after residential launches from developers like Emaar, DAMAC, Nakheel, Azizi, Majid Al Futtaim, Meraas, and Wasl Properties. Buyers receive preferential pricing with property price offers that are often more competitive than standard market rates, ensuring affordability for first-time investors. The programme offers flexible mortgage solutions in partnership with major UAE banks, providing simplified mortgage options with competitive interest rates, long tenures, and fast approvals designed to suit varying income levels and nationalities.

Eligibility Criteria and Application Process

To be eligible for this programme, you must be a UAE resident (citizen or expatriate), be at least 18 years old, have a valid Emirates ID, have never owned a freehold property in Dubai, and be interested in purchasing a property valued at AED 5 million or less. It's important to note that the scheme allows individuals who may own leasehold or other types of real estate outside Dubai to still participate. The application process includes a digital application where applicants can register directly via the Dubai Land Department's website or through the Dubai REST app. The process is overseen by government authorities, ensuring transparency, fair pricing, and protection for first-time buyers. The step-by-step guide involves visiting the DLD portal or downloading the Dubai REST app, registering by submitting your Emirates ID and contact details, selecting preferences including property type and location, receiving confirmation and a QR code that grants access to developer offers and bank consultations, engaging with developers who will contact you with property options, and exploring mortgage offers from participating banks to proceed and secure your deal.

Developers, Financial Partners, and Programme Benefits

More than 13 developers are supporting the initiative, including Emaar Properties, DAMAC, Nakheel, Azizi Developments, Meraas, Majid Al Futtaim, and Wasl Properties. Financial partners include Emirates NBD, Emirates Islamic Bank, Dubai Islamic Bank, Mashreq, and Commercial Bank of Dubai. These banks offer personalized mortgage plans, low interest rates, and quicker approvals for applicants under this scheme. The programme benefits residents by improving affordability through removing bidding wars and offering below-market pricing, lowering the barrier for middle-income earners and young professionals to enter the real estate market. It encourages financial stability as fixed monthly mortgage payments are often more predictable than rising rents, allowing buyers to better manage their finances. The programme strengthens local investment, with 66% of recent property purchases in Dubai made directly from developers, reinforcing long-term investment and stability within the local market, and contributes to Dubai's D33 Vision by encouraging homeownership and reducing reliance on the rental market.

The 'Own Your First Home' programme is more than a marketing initiative—it's a strategic move to make Dubai's real estate market more inclusive. For residents who have been priced out of ownership or intimidated by the complexity of the process, this is a unique opportunity. As Dubai continues to solidify its position as a global business and lifestyle hub, programmes like this demonstrate the city's commitment to creating a stable, vibrant property market for all.
